West Valley New Construction · Updated regularly

Compare builders, communities and incentives before you choose a model.

New construction can look simple from the sales-office brochure. The real comparison is builder + homesite + incentives + lender terms + HOA + taxes + move-in timing + what is actually included in the home.

Before your first model-home visit

Builder representation rules can vary.

If you want your own real estate agent involved, contact us before your first sales-office visit so we can confirm registration requirements for the builders you plan to tour.

01

Pick the right area

Start with commute, community amenities, lot sizes, schools, 55+ needs and lifestyle.

02

Compare the builders

Floor plans are only part of the story. Compare included features, reputation, energy design and warranty process.

03

Normalize the incentives

A rate buydown, closing-cost credit, price cut and design allowance do not have the same long-term value.

04

Price the real home

Add lot premium, structural options, design upgrades, landscaping, window coverings, appliances and HOA costs.

Incentives

“$30,000 in incentives” does not automatically mean $30,000 of value.

Ask what the incentive is tied to, whether it requires an affiliated lender, and whether the purchase price, rate, closing costs or upgrade package gives you the best overall outcome.

Rate buydown

Can reduce the monthly payment, but compare the actual note rate, APR, points and how long the benefit lasts.

Closing-cost credit

Useful when cash-to-close matters. Confirm eligible costs and any lender requirements.

Price reduction

Directly lowers purchase price and may help future resale math, but could be less valuable than financing help in some situations.

Design / option credit

Helpful on build-to-order homes, but understand builder pricing for structural and design-center upgrades.

Quick move-in special

Inventory homes can carry larger discounts, but selections may already be locked and timing can be less flexible.

Lot premium

View, corner, cul-de-sac and larger lots can add meaningful cost. Compare the premium with resale value and your actual preference.

What to bring to a builder comparison

Use the same checklist at every sales office.

  • Base price versus the actual price of the home you would buy
  • Lot premium and homesite orientation
  • Structural options already included or still changeable
  • Design-center or interior package costs
  • Appliances, window coverings, backyard landscaping and fencing
  • HOA dues, community fees and special districts
  • Estimated completion date and delay flexibility
  • Earnest money and cancellation rules
  • Preferred-lender incentives compared with outside financing
  • Warranty, inspection and pre-closing walkthrough process
